Most roof problems are invisible from the driveway. A cracked pipe boot. A lifted edge of flashing. A few shingles with broken seals. None of it shows until water reaches your ceiling, and by then it has been soaking the deck and insulation for months. An inspection catches these things while they're still cheap to deal with.

We look at the whole system, not only the shingles. That means flashing at chimneys and walls, valleys, vents and pipe boots, gutters and drip edge, and any sign of sagging or soft decking. When there's attic access, we check the underside of the deck for staining, daylight, mold, and ventilation problems, which shorten a roof's life more than most homeowners realize.

Good times to get one: after a nor'easter or a hailstorm, before buying or selling a house, when your roof passes the 15-year mark, or any time something looks off. Bryant shows you photos of what he found and tells you plainly whether you need nothing, a repair, or to start planning for a replacement.

Signs it’s time

What’s included

Done once. Done right.

Every roof inspection job gets the same treatment: a written scope, the owner checking the work, and a site left cleaner than we found it.

01

Shingle Condition Check

We look for granule loss, curling, cracking, blistering, broken seals, and wind damage, and note how much life the shingles realistically have left.

02

Flashing and Penetrations

Chimneys, skylights, vent pipes, and roof-to-wall joints are where leaks usually begin, so every one of them gets a close look.

03

Attic and Ventilation

With attic access, we check for water staining, daylight through the deck, damp insulation, mold, and whether intake and exhaust vents are doing their job.

04

Gutters and Roof Edges

We check drip edge, fascia, and gutters for rot, clogs, and granule buildup, all of which say a lot about the roof above them.

05

Photo Documentation

You see what we saw. Photos of problem areas make the findings easy to understand and are useful if your insurer gets involved.

06

Plain-English Findings

No jargon and no scare tactics. You hear what's urgent, what can wait, and what's fine, along with a free written estimate for anything that needs fixing.

“Bryant was amazing throughout the entire process. I had both my roof and siding replaced and being a 20 year old that was doing this for the first time it was super stressful at first but Titan Exterior made it really easy and smooth from start to finish.”

How often should I have my roof inspected?

Once a year is a good habit for roofs over ten years old, plus after any storm with high winds or hail. Newer roofs can go longer between checks. Regular inspections catch small failures, like a cracked boot or lifted flashing, before they become interior damage, and they give you a record if you ever file a claim.

Is the inspection really free?

We offer free estimates and consultations. If you're worried about your roof, Bryant will come out, look at it, and tell you what he sees, with no obligation. If you need a formal written report for a real estate deal or an insurer, mention that when you call so we can tell you what's involved.

Can I check the roof myself from the ground?

You can spot the obvious things with binoculars: missing shingles, sagging, debris in valleys, granules in the gutters. You won't see broken seal strips, cracked boots, or early flashing failure. Please don't climb up there. Falls from roofs are serious, and walking on shingles the wrong way does its own damage.

What happens if you find a problem?

We show you the photos, explain what it is and how urgent it is, and give you a written estimate for the fix. Some things need attention now. Others can wait a year or two, and we'll tell you that too. You're under no obligation to hire us for the work.
