Should I repair my roof or replace it?
It depends on the roof's age and how widespread the damage is. A newer roof with one bad spot, like failed flashing or a few blown-off shingles, is usually a repair. A roof near the end of its life with curling, granule loss, or leaks in several places is usually a replacement. Bryant will look at it and tell you which one makes sense.
How long does a shingle roof last in New Jersey?
Most architectural asphalt shingle roofs here typically last 20 to 30 years. Ventilation, installation quality, tree cover, and sun exposure all move that number. A poorly vented attic can take years off a roof, because heat and moisture attack the shingles from below. An inspection tells you where yours stands.
What affects the cost of a roofing job?
The main drivers are roof size, pitch, how many layers have to come off, the condition of the wood deck underneath, the shingle line you choose, and details like chimneys, skylights, and valleys. That's why we don't quote over the phone. A free on-site estimate gives you a real number, in writing.
